Full strip-out, fabric repairs, new external envelope and cladding and internal remodelling of an existing 1960s retail store of nearly 18,580 sq m over four levels for multi-let to Landlord shell and core specification. Full new central services installation, including: incoming supplies; new goods and passenger lifts; and escalators. Also a 9,290 sq m extension of the existing Liberty Centre was created along the Swan Walk side elevation in conjunction with adjoining owners to create full high specification enclosed 'Mall' type shopping experience.
The client's brief was for ikon to carry out feasibility study and costing exercises for various options and identify the optimum configuration and advise on maximising value from the scheme. In addition to advising on programme, strategy, contract and procurement, ikon managed the preparation and submission of a planning application in respect of Phase 1 of
the works.
ikon's role also extended to negotiating with adjoining owners for the
extension to the Liberty Centre and with the shopping centre owners themselves
in respect of all interfaces |
