Full strip-out and internal remodelling of an existing
1960s retail store of nearly 46,450 sq m, split over six levels
for multi-let to landlord shell and core specification. Full
new central services installation, including: incoming supplies;
new goods and passenger lifts; along with escalator installations.
Extensive fabric repairs and full re-roofing was required, including
new balcony system to replace the old concrete panels.
In addition to fulfillment of the 'one-stop shop' suite of services
to deliver the scheme, ikon's broader role included full liaison with
incoming tenants and pre-lets to ensure the specification was tailored
to meet their bespoke requirements and programme dates.
ikon were integral to negotiations with incoming tenants with regard to
their specification requirements and close liaison with the legal teams
in respect of both the Agreement for Lease and Lease itself to ensure the
client's best interests were protected and back-to-back with the contract
and execution of the works, programme etc. |
