A multi-phased strip-out, including full external fabric repairs and internal remodelling of existing 1960s retail store for multi-let, to Landlord shell and core specification. The building was in excess of 3,716 sq m and split over three levels, it included full new central services design installation, including: incoming supplies; and refurbished goods and passenger lifts installations.

New services and delivery strategy required careful co-ordination with existing basement level service 'undercroft' and phased works to allow tenants to remain in occupation on a rotational basis as works were completed.

To allow the Newport Centre Regeneration scheme to proceed there was a Compulsory Purchase Order (CPO) on part of the site, and as such ikon's role extended to advising on the partial demolition of the fully occupied and tenanted building as well as all negotiation and liaison with the main Developer to ensure a seemless and uninterrupted interface.
